2. Scope of Maintenance Work & Exclusions

Our maintenance services are strictly limited to minor repairs and general property upkeep designed to prevent escalation of wear and tear. This includes tasks such as leak investigation, re-sealing, minor plumbing fixes, furniture repairs, and general remediation.

Specialist Contractors & Exclusions

Devon Property Support does not provide specialist trade services. Works involving gas installations, major electrical circuits, structural repairs, or complex specialist installations must be carried out by appropriately qualified and insured contractors. We can coordinate access for these professionals, but the legal responsibility for these works remains between the owner and the specialist contractor.

3. Subscription Services & Pricing

Services are provided via structured subscription plans (Essential, Enhanced, and Premium Oversight) or on a pay-as-required occasional support basis. Pricing for subscription plans starts from £80 per month. Additional labour beyond plan allowances and all physical materials are billed separately. We reserve the right to review and adjust pricing for services with appropriate notice to existing subscribers.

4. Payment, Subscription & Cancellation

Subscription fees are payable monthly in advance. Additional services, labour, and materials are invoiced upon completion and are due within the timeframe specified on the invoice. Clients may manage or cancel their subscription by providing the notice period defined within their specific service agreement. Failure to maintain payment may result in the suspension of oversight services and key holding privileges.

5. Limitation of Liability & Third-Party Work

Devon Property Support provides oversight and coordination but is not a full-service management agency. While we make every effort to identify issues during inspections, we are not liable for latent defects or failures that fall outside our reasonable observation. When we coordinate third-party contractors (e.g., cleaners, specialist trades), we act as a liaison only; any contract for work exists directly between the property owner and the third party. We do not accept liability for the quality, safety, or legal compliance of work performed by third-party contractors.

6. Service Availability & Geographical Area

Services are provided primarily within Exeter and the surrounding areas of Devon. Availability of on-site attendance for emergency access or inspections is subject to geographical constraints and the specific terms of the client's chosen plan. We reserve the right to decline service requests that fall outside our operational range.

7. Intellectual Property & Changes

All content on the Devon Property Support website, including text, graphics, and structure, is protected by intellectual property rights. We may modify these terms at any time to reflect changes in our services, pricing, or legal requirements. Subscription, Pricing & User Obligations

Plans & Subscription Models

Devon Property Support provides professional oversight through tiered subscription plans, with Essential Support starting from £80 per month. Subscriptions provide structured monthly inspections and maintenance coordination. Pricing is reviewed periodically, and any changes to our fee structure will be notified at least 30 days in advance.

Payment Terms & Billing

Monthly subscription fees are billed in advance on a recurring basis. Fees for additional maintenance work (billed at £45 per hour labour), call-outs, and third-party materials are invoiced separately and are due within 7 days. We reserve the right to suspend oversight if account balances remain unpaid beyond standard terms.

Cancellation & Subscription Management

Subscriptions can be cancelled with 30 days’ notice. This notice period allows for a final inspection report and the secure return of any stored property keys. Management of subscription plans can be handled directly through your client dashboard or by contacting us via email.

Scope of Maintenance & Specialist Contractors

Our maintenance services cover general upkeep and minor repairs. Specialist work—including gas safety, major electrical, structural repairs, or specialised installations—must be performed by qualified contractors. Owners are responsible for appointing, vetting, and paying such professionals. We may coordinate access, but we assume no liability for third-party contractor work.

7. Contractor Coordination & Third Parties

When specialist contractors are required, we act as a point of contact and coordination. Any contract for specialist work remains a direct legal relationship between the property owner and the third-party contractor. We monitor works for completion according to agreed reports but do not certify technical work that requires professional accreditation.
