Includes:

Contractor & Cleaner Liaison

Includes:

  • Liaising with cleaners regarding access or reported issues

  • Coordinating contractor quotations

  • Relaying instructions and approvals

  • Managing access for agreed works

 

On-site supervision outside scheduled inspection visits may incur a call-out attendance fee.

Scheduled Monthly Inspection

  • One pre-agreed inspection visit per calendar month

  • Thorough Interior and exterior visual condition check

  • Security check (locks, access points, visible concerns)

  • Basic safety checks (smoke alarms, visible compliance items)

A structured written report is provided following each inspection outlining condition and recommended actions.

Access to Maintenance & Repairs

Maintenance & repairs are chargeable on this plan( see below) .  tasks such as but not limited to:

  • Fixture adjustments

  • Small repair works

Agreed additional maintenance & repair services will NOT incur a call out fee

Call-Out Attendance (Chargeable)

Call-out attendance refers to unscheduled physical visits to the property outside of agreed inspection or maintenance dates.

Examples include:

  • Emergency leak isolation

  • Alarm activation attendance

  • Security concerns

  • Urgent contractor access

  • Cleaner or guest access issues

  • Storm or weather-related checks

 

Call-out visits are billed per attendance.

Emergency Response Coordination

Included within subscription:

  • Acting as local point of contact for urgent property-related issues

  • Assessing reported problems (leaks, security concerns, alarm activations)

  • Providing remote guidance where appropriate

  • Coordinating suitable cleaners or contractors if required

 

If physical attendance is required outside of a scheduled inspection, this will incur a call-out attendance fee.

The following services are available as required and billed separately:

Call-Out Attendance

Unscheduled physical attendance outside of scheduled inspection visits:

  • Standard hours (Mon–Fri, 8am–6pm): £50 per visit

  • Out-of-hours attendance: £80 per visit

  • Call-out includes first 30 minutes on-site.

  • Additional time or labour- Standard hours: £35per hr. Out-of-hours: £50 per hr.

On-site supervision exceeding a reasonable attendance period:

Occasional Support (Pay-As-Required)

For owners who do not want a subscription but still need a reliable local contact from time to time.

  • Key holding: £30per Month or £120 annually.  Secure key storage only. Site visits billed separately.
  • Property Inspection / Condition Check:   £75  Per-visit
  • Call-outs (includes first 30 min on site): £60 per visit (standard hours).   £90 per visit (out-of-hours)
  • If additional time or repair work is required beyond this time, labour is charged at £40 per hour. Out-of-hours: £60 per hr.
